    Refad’s Miraf District: How it’s transforming Al Khobar’s urban landscape

    Refad Real Estate Investment and Development, a subsidiary of Al Qahtani Holding Group, has officially launched Miraf District in Al Khobar, marking a milestone in the Eastern Province’s urban transformation. The project introduces the region’s first integrated mixed-use destination, combining residential, commercial, hospitality, and leisure experiences within a single, connected environment.

    The development aligns closely with Saudi Vision 2030, reflecting Refad’s commitment to innovation, sustainability, and quality of life.

    Strategically located along King Faisal Road overlooking Downtown Al Khobar, Miraf District spans 42,000 square metres, with a total construction area of approximately 200,000 square metres, positioning it as a major catalyst for urban growth in the city.

    Miraf District is anchored by four complementary components that collectively creates a multifunctional destination:

    • Miraf Residences – Two residential towers offering 152 units, featuring lifestyle amenities and direct access to the central plaza.
    • Business Tower – An 18-storey office building providing over 20,000 square metres of leasable space with panoramic views, designed to attract local and international businesses.
    • The Plaza – A dynamic retail and entertainment hub hosting restaurants, cafés, clinics, and recreational facilities.
    • Hotel Indigo, managed by IHG Hotels & Resorts, offering 240 hotel units that fuse local character with international hospitality standards.

    Global expertise for local impact

    Refad has partnered with several leading international firms to ensure the project meets the highest global benchmarks. Gensler leads the master design, applying expertise in creating urban destinations that balance creativity, functionality, and community integration. JLL, with over 200 years of experience, manages leasing strategies to secure optimal tenant mix and maximise market value. Colliers provides financial and analytical consultancy, conducting feasibility studies that underpin the project’s long-term sustainability.

    Commenting on the launch, Abdulhadi Al Qahtani, MD of Refad, said:

    “Miraf District reflects our commitment to Vision 2030 and our belief that true urban development begins and ends with people. Through this project, we aim to create a vibrant community that enhances quality of life and supports economic growth.”

    Eng. Khalid Al Mubarak, chief development officer, added:
